Five helpers. One less frantic folder.
A little backup for the whole renting journey.
From the first walk-through to the final set of keys, these tools turn dates, photos and awkward conversations into a calm next-step list. Everything stays in this browser unless you choose to download it.
Move-in condition companion
Catch the tiny things before they become your things.
Make a room-by-room record, note the photo that proves each issue and keep an eye on the five-business-day condition-report window.
A renter should return the signed entry condition report within 5 business days of moving in. Public holidays affect the date, so confirm the generated target.

Repair action finder
Broken something? Find the right lane without the run-around.
Classify the problem, see the relevant timing and build a clear written repair notice you can make your own.
Urgent repairs must be handled immediately. A non-urgent repair requested in writing should be completed within 14 days. Keep paying rent while a repair dispute is underway.
Rent-increase checker
Check the notice before the new number takes over your brain.
Run the key timing and paperwork checks, calculate the dollar and percentage change, and leave with sensible questions to ask.
Most rent increases need at least 90 days' notice and cannot happen more than once in 12 months. A fixed-term agreement must allow the increase and state the calculation method.
Move-out planner
A kinder countdown to keys-on-the-counter day.
Turn one move-out date into a tidy run sheet for notice, photos, cleaning, meters, keys, the exit report and your bond claim.
Renters generally give 28 days' written notice at the end of an agreement, but special and early-exit situations can differ. Check the official reason table before relying on a date.

Evidence timeline builder
Give every photo, phone call and promise a proper place to live.
Add events as they happen. We will sort them into a clear chronology and flag entries that still need a document, photo or written follow-up.
After a phone call, send a calm email recording what was discussed. Keep original photos, full message threads, invoices and proof of delivery—not just screenshots cropped out of context.
Built from current Victorian guidance
Useful, careful—and never pretending to be your lawyer.
These tools organise information and highlight common checks. They do not decide whether a notice, repair, rent increase or claim is legally valid in your particular circumstances.
